Investment Criteria

Abbey Road Advisors focuses it acquisition efforts on compelling investment opportunities where our specialized acquisition and management expertise and skills allow us to successfully manage risk and unlock hidden value. We look for the following four criteria in assets we seek to acquire:

  • Strong Location and Quality Construction
    As the bedrock of our investment approach, quality assets in strong locations invariably perform better than their peer group in all market cycles.
  • Focused Geographic Area
    We focus our acquisition efforts on local markets where we not only have the most experience and see the greatest potential for growth, but are also within a reasonable commute from our location in Westport, CT. This allows us stay close to our markets and move swiftly as opportunities arise. Accordingly, we seek to invest in the northeastern and mid-atlantic regions of the United States with special emphasis on the suburbs of New York City, central Connecticut and the metro areas of Washington, DC and Boston, MA.
  • Existing Cash Flow
    Acquiring properties with some existing cash flow gives us the ability to provide investors with a current return and mitigate some of the investment’s risk while we execute the intended asset business plan over the term of the investment.
  • Upside Potential
    Upside potential is captured through a singular or combined strategy of lease-up, renovation, repositioning, expansion, and to a lesser extent development. By capturing this upside, Abbey Road Advisors is able to transform a good investment into an exceptional investment and produce superior returns for our investors.
